The residential real estate transaction is a journey and I am the person you want to be with on the trip. Why?
I have been a lender since 1990 and of all the thousands of loans I have done during that time period, all have been on residential properties. I have done loans on properties valued at more than 30 million dollars and as little as $75,000 (long time ago). For many years Realtors called me asking how to structure a contract or I have had to call them and tell them to re-write a contract that would be accepted by the banks who were doing the financing.
Because of my lending background I can protect sellers because I am going to review all offers with financing with a lenders eye. I also ensure that my buyers are are not only pre-approved but actually approved. This makes their offer a lot stronger. Mortgage Financing is a gig saw puzzle and many purchase transactions fall thru because of inadequate financing. I protect buyers and sellers in regards to financing.
The paper work. This is the downfall or real weak area for most Realtors. Because of my background in loan processing and underwriting I am comfortable with the paper work and streamline it as much as possible for a real estate transaction. Lay the papers in a real estate file end to end and even a small file is longer than a football field. I not only navigate this paper work but explain all the papers to the clients in easy to understand terms. I make the clients feel comfortable.
These are three reasons to deal with me (but I have many more !) 1. I know how to structure the contract 2. I know financing better than any Realtor and 3> I make the mountains of paper work east for my clients. I make the stressful real estate journey a lot less stressful.
